Agent Information for Our Corporate Owned Properties

Thanks for coming to our website for the information and forms you will need for writing an offer.

From the home page, you will note that we will ONLY accept offers via email to offers@liveoakgroup.com. Many of our properties are now receiving as many as 10 offers. In such critical multiple offer situations, the potential for information leaking through the use of faxes or printed paper is enormous. In order to protect your buyer's interest in the property and their offer terms, PLEASE only email your offer to offers@liveoakgroup.com . With your help, we will do the utmost we can to make sure confidentiality is maintained between offerors. If your offer is on one of our foreclosure properties, it will need to be submitted digitally anyway, so you are doing good service for your buyer by submitting her offer in this manner initially, potentially reducing the processing necessary in our office to have that offer submitted digitally to the institutional seller web site, portal, or email. Thank You

Here are some basic instructions to make this easier for you and for your buyer:

1. Click on Showing on the left side of the screen and read the instructions given for setting up showings and how to operate the coded lockbox found at each property.

2. click on Condition of Properties and read this to help you explain to your buyer what the bank knows about the properties and about any inspections and/or repair requests that the buyer may want..

3. Click on Offer Considerations; reading this will explain about earnest money, closing attorneys and lenders.

4. Click and read Contract to Closing so that you will understand some of the time constraints and how to handle a smooth closing for your buyer.

5. Click on Corporate Owned Properties and then locate the property that your buyer is interested in. Once you’ve located the property, look for the red icon on the right hand side of the screen and click on it to download and print the seller class=GramE>addenda that is required for submitting the offer. If there is another offer (s) on the property, the yellow ‘Multiple Offer’ icon will be flashing. Be SURE to have your buyer sign the multiple offer form included in the seller addenda printout.

6.Click here to get a checklist to include with your buyers’ offer, to be sure that you have all the paperwork you need.

7. Make a copy of the buyers’ EMD check and email that with the offer to offers@liveoakgroup.com

8. Once you have emailed the offer to us, one of our staff will ‘audit’ the offer to be sure that you have sent everything that we need in order to submit the offer to our client. Until we have all the paperwork, we cannot submit your offer to our client. We will not call you to tell you that we have received your offer. You are welcome to email to verify that we have gotten your offer at offers at liveoakgroup dot com

9. As a reminder to what is posted in each property, a response to an offer can be from 3 days to 3 weeks. We will contact you by email when we have a response. Be sure that your email address is on the contact sheet that is in the seller addenda printout.
