Although a majority of our inventory is foreclosure (bank-owned)properties, we still enjoy working with 'regular' buyers and sellers and if you are an agent looking for a company that is family-oriented, then Live Oak may be the place for you. There are always PLENTY of buyer leads, since foreclosure properties are always in high demand. You may also want the autonomy that a high-tech firm can offer you, to work your existing client base.

At this time. we are seeking a photographer for the count(ies) mentioned above. Please be sure to mention your preferred county(ies) in any response. You must own a digital camera, have access to a high speed internet connection and be able to upload your photos to a website. This job requires no specific photography experience and lower web-style resolution is preferred over very high resolution. This would involve locating properties from address provided by us. For most of the properties, you would take 3 photos (front, side and street view) and note any details that might be relevant, such as occupied or not, landscaped or not, bad roof or not, etc.. These jobs pay $15 per address. There is no hourly pay and there is no mileage allowance. You would work as an independent contractor and would be responsible for paying your own taxes. Occasionally, we are asked to do an interior inspection of a property and it is usually vacant. When this occurs, we have a lockbox code to give you, or a person to call and you go to the home and take about 10 interior and about 5 exterior photos. For that job the pay is $25. After taking the photos, you would then access our private website to upload the photos and to enter notes about the properties. Most of the time, we would need the photos within 24 hours, but occasionally we have 2 days available to get the job back to our clients. Timeliness is of the utmost importance for this work! If you feel that there may be cases where you will be unavailable or unable to meet a one day deadline, please do not apply. It's very hard to predict when we will receive orders to send to you, but our photographers in other counties usually earn at least $200/month and there are times that their pay is over $300/month per county they cover. We pay once per month by the 5th by mailing you a check. Do not call our office. This will immediately disqualify you for the job. All correspondence should be by email

These assignments are for banks who are (1) putting together to sell or purchase a portfolio of mortgages or (2) asking us to verify, as a broker only, value on a recently closed property or (3) attempting to determine possible value on a potential foreclosure for properties that may be in default.

We have 2 websites, a public one (www.liveoakgroup.com) for properties that have already been through foreclosure and are now listed with us, by the owner-bank and a private one where we do our work and track assets and broker price opinions. This private website is where your photos would be uploaded and then they are reviewed by one of 4 Live Oak agents and a 'driveby' broker price opinion is derived from review of the photos and obtaining comparable sales data from our MLSs and reported to our clients.

Most of the photos taken by other shooters and our agents are about 130KB, or 648x486.

For driveby (exterior) assignments, they are simply that: take a photo of the property front and side and a couple of street views (stick your camera in your left hand, stick it out your window and point it up the street and snap and then down the street and snap). There is no need to show advantage in any event...just a straight-up photo. We prefer that you do NOT get out of your car for these.

For interior assignments, you will make a call to an agent or homeowner whose name and number you are given in the assignment email and get access information. Nearly all will be for vacant homes. Again, just straight-on shots of the exterior all the way around and of each room inside and of any damage.

After uploading to our private website (whether exterior or interior), you would then make a short note while in that assignment about the property..." property is an older DW MH, surrounded by singlewides, needs roof, no driveway" or similar.

Because of the huge volume that we process, we do not initially determine parcel number unless it is given to us by the client at the time of assignment. Therefore, if after receiving the assignment email and logging on our private website and clicking on the 'map it' feature, you do not feel that the address given is sufficient, let us know IMMEDIATELY by replying email and we will ask the client for additional address information. Do NOT waste your time by trying to find the property if the address does not seem easy enough to find. We cannot pay for additional trip charges...it's up to you to let us know BEFORE you head out if there are address concerns.

Do not worry about making each photo a wonderful testament to your skills! Save those skills for quality work, not the grunt, quantity work that we do.... in fact, your talents will most likely be wasted on this type of work.

These orders are EXTREMELY TIME SENSITIVE and in nearly EVERY exterior case, we would need the photos uploaded, a note made within 24 hours.
